Piling beside the railway: what developers should prepare

Bring the rig, platform, design and railway discussions together before the proposed works become a fixed commitment.

Prepared by the Mirello Rail team · Developer coordination guidance

Start with a coordinated proposal

Piling packages can develop through several separate conversations: the foundation designer considers the piles, the contractor selects a rig and a temporary works designer considers the platform. The developer needs a clear picture of how those inputs connect to the railway interface.

Our recommendation is to start with one coordinated brief, identifying what is proposed, what information exists and which decisions remain open.

Prepare an initial information pack

  • Location: the development address and a plan showing the railway relationship.
  • Works: the proposed piling arrangement and available design information.
  • Plant: the intended rig and information available from the piling contractor.
  • Layout: proposed rig positions, movements and site constraints.
  • Supporting works: available platform and temporary works information.
  • Programme: design milestones, mobilisation and intended construction dates.
  • Correspondence: existing Network Rail enquiries, comments and requirements.

Make responsibilities visible

Identify who prepares the piling design, the working platform information, the contractor’s method and the railway submissions. Record who checks each input and who is responsible for coordinating changes between packages.

This helps avoid a common project problem: a document exists, but nobody has established whether it describes the same plant, layout and sequence as the rest of the proposal.

Questions to put to the project team

  • Which rig configuration and work stages are included in the assessment?
  • Who is addressing potential plant collapse and the railway interface?
  • Who is assessing effects of the proposed works on surrounding ground and railway assets?
  • Are the platform and site layout consistent with the intended method?
  • What information or decisions remain outstanding before mobilisation?

Keep changes connected

A substitute rig, revised platform or changed construction sequence should be communicated to the relevant specialists. Keep a current revision register and a clear route for deciding which submissions need review.

Where Mirello fits

We help developers coordinate the piling contractor, designers and ASPRO interface. The scope can include submission tracking, comment management and engineering management support where the scheme requires it.
